M3M Route 65 Gurgaon Video Tour and Honest First Impressions
I had seen plenty of polished reels from M3M Route 65 before taking my family there, but I wanted to see what the place actually felt like on a regular weekend. This video follows that visit from the nearly empty basement parking to the illuminated central atrium, the open upper levels and our final tea stop at Chaayos.

The video starts before we enter the complex. I was expecting a busy new Gurgaon hangout because that was the impression I had picked up from social media. The basement told a different story. It was large and almost empty during our visit, which made parking easy but also made the place feel unfinished.
Once we came up from the parking area, the bright central light installation was immediately visible. This is the part that appears most often in photographs and reels, and it does look good on camera. The long balconies, lighting and open layout give the complex plenty of visual space.

The complex still felt unfinished during my visit
This is the part I would not leave out. Several sections were still under construction, some outlets had not opened, and the whole complex did not feel fully operational. I estimated in the video that roughly 20 to 25 percent appeared complete at that time. That was only my impression from the areas I walked through, not an official completion figure.
The open design also made some sections feel warm. Aryan was getting uncomfortable in the heat, and air conditioning was not running everywhere. The section near Chaayos felt better, but I would still avoid choosing a very hot afternoon based on this particular experience.
Was it manageable with a baby and stroller?
For us, the wide passages were one of the most useful parts of the visit. We had enough room to move around with Aryan, and the surfaces we used were reasonably smooth. There were several escalators, and we also tested a lift that worked smoothly during the visit.
I would still carry a baby carrier as a backup. A new complex can have areas where a lift is unavailable or work is happening nearby, and conditions can change after the day shown in this video.
What we ate at Chaayos
There were not many open cafe choices visible to us, so we stopped at Chaayos. We had tea, a Korean bun with cream cheese and bhel puri. I liked the Korean bun more than I expected. It was savoury rather than sweet, and the cream cheese worked well with the bread. The bhel puri also looked fresh and made sense as a light snack after walking around.
I mentioned in the video that we already order Chaayos tea and poha at home sometimes, so this was not a first introduction to the chain. The quiet cafe was actually welcome because we could sit comfortably with Aryan without dealing with a crowd.
My honest verdict from this visit
M3M Route 65 was worth visiting for an easy family walk, photographs and a relaxed evening outside. It was not the place I would have chosen that day for serious shopping or a wide selection of restaurants. Too many units were still quiet, and the construction noise and warmer sections made the unfinished state obvious.
The underlying layout has potential. The balconies are long, the lighting works well after dark, parking was simple for us, and there was enough room to use a stroller. More open cafes and shops would make a big difference.
