M3M Route 65 Gurgaon Review: Is It Worth Visiting Yet?

We took a weekend break from our usual routine and went to M3M Route 65 in Gurgaon with Aryan and the family. The place had already started appearing in plenty of reels, mainly because of its huge illuminated tree and futuristic open-air design. I wanted to see what it was actually like beyond those clips.
My short answer is simple: M3M Route 65 is worth visiting for an evening walk, family time and photographs, but during our visit it was not ready for a full shopping or food outing. Large parts were still quiet, several outlets had not opened, and some sections felt warm.

Where is M3M Route 65?
M3M Route 65 is in Sector 65, Gurugram, on Golf Course Extension Road. We approached it from the Worldmark side, and the complex is a little farther along that route. The official project material lists the site as M3M Route65, Sector 65, Gurugram 122102.
The developer describes it as a four-acre high-street retail project with three levels of retail, a top floor planned for restaurants and food, plus two parking levels. Those are project details, not a promise that every listed shop or facility will be operating when you arrive. Check the current outlet situation if you are going for one particular brand.
The parking looked almost private
Our first surprise came in the basement. It was so empty that parking the car felt like using a personal parking area. The complex is long and the parking space looked generous, but that emptiness also told us how new and partly active the place still was.
I did not see enough information to confirm whether parking is always free or what the current charges are, so I am not adding a parking fee here. Look for the displayed tariff at the entrance when you visit.
The famous light tree does look impressive
We came up from the parking area and quickly reached the structure I had seen most often in reels. The large tree-shaped installation rises through the central atrium, with bright blue and white lighting spreading across the open ceiling. Yes, it photographs well.
The view became better as we moved to the upper levels. Glass railings, long balconies and the open centre made the whole complex feel broad rather than cramped. It is one of those places where you naturally stop for a photo from more than one floor.
The design is a genuine strength. Still, a good-looking centrepiece cannot fill empty storefronts, and that gap was obvious during our visit.
How complete was it during our visit?
My rough impression that evening was that only around 20 to 25 percent felt active. That is not an official occupancy figure. It is simply how the place looked while we walked through it.
We saw Chaayos, Nykaa, Switch and Ziva operating, along with Llama by Yeti on an upper level. Some other spaces were clearly being prepared. There was construction noise in parts of the complex, and several stretches had closed or unfinished storefronts.
This is the biggest point to understand before going. Do not arrive expecting a packed shopping directory or dozens of restaurant choices based only on promotional material. The official M3M press release named many planned food, retail and entertainment brands, but openings happen in stages and outlet status can change.
Open-air design also means heat
The open-to-sky format makes M3M Route 65 feel airy and gives the upper floors an attractive view. On a hot or humid day, though, the same design can become uncomfortable. We could not feel air-conditioning in every section, and Aryan was visibly tired and warm after walking around.
Some areas closer to the operating stores felt cooler and more bearable. The wider open sections did not. If you are visiting with a baby, a young child or an older family member, I would choose an evening with pleasant weather rather than the hottest part of the day.
Is M3M Route 65 suitable for families and strollers?
Based on our visit, yes. The walking areas were broad, mostly level and free from the uneven surfaces that make a stroller irritating to handle. We found escalators, restrooms and at least one working lift, which we tested while moving back to the ground floor.
I cannot say that every lift was operating because the controls and access were unclear in some places. The one we used worked smoothly. Bring a stroller or baby carrier, take breaks, and remember that the open areas may feel hot even when the corridors near active stores are comfortable.
The low crowd made our family walk easy. It also left Aryan enough room to move about without us constantly squeezing past other people. That was nice, honestly.
What can you do there right now?
The strongest reason to visit is the setting itself. Walk around the long balconies, photograph the central light installation, see the illuminated fountain near the front and sit for a while if the weather is comfortable.
It worked for us as a relaxed family outing because we had not built the evening around shopping. If your plan depends on buying something specific, dining at a particular restaurant or spending several hours indoors, confirm that the outlet is open before leaving home.
Our Chaayos stop
After walking through the complex, we went to Chaayos because there were not many cafďż˝ choices visible to us. The cafďż˝ was nearly empty, so we took a quiet corner and settled down with Aryan. That pause was needed.
We ordered tea, a Korean bun and bhel puri. The Korean bun had cream cheese inside and tasted savoury rather than sweet. I liked it and would order it again. The bhel puri looked tempting, and Chaayos remains a dependable option for the kind of Indian snacks we often order at home, including poha and tea.
I have not included prices because they were not stated in my video notes. Menus change too, so check the current listing or the menu at the outlet rather than relying on an invented estimate.
Is M3M Route 65 worth the hype?
For an evening walk with family, I would say yes. The spacious layout, fountains, long balconies and central lighting make it a pleasant place to explore and take photographs. Families with a stroller should find the basic movement easier than at many crowded markets.
For shopping and a wide food choice, my answer from this visit is not yet. Too many outlets were still closed or being prepared, and the heat in the open sections reduced our comfort. Your experience may be different as more stores open, which is why the date and stage of our visit matter.
What the short reels did not show
The illuminated tree is the easiest part of M3M Route 65 to film, so most short videos naturally focus on it. Our full walk showed a different picture around that centrepiece. Some corridors had almost no footfall, several units were behind closed glass, and the sound of ongoing work followed us through parts of the building.
None of that makes the reel view false. The central structure really is attractive. It simply means a short clip cannot tell you whether the café you want is open, whether the whole route is comfortable in humid weather, or how far you may need to walk with a tired child.
I also noticed how quickly the mood changed from one section to another. One corridor felt warm and unfinished, then we moved closer to the active ground-floor area and caught a welcome blast of cool air. A few minutes later we were outside beside the bright fountain. The visit never felt visually dull, but it did feel inconsistent.
Why the low crowd helped us
A busy opening-weekend crowd might make a place look successful, but it is not always enjoyable with a baby. We had room to stop, turn the stroller and decide where to go without blocking anyone. Even the café gave us a quiet corner rather than a queue.
There was a funny side to it too. In the parking area we were genuinely wondering where everyone had gone. One moment we were pleased about escaping the usual Gurgaon pushing and crowding, and the next moment the emptiness made the mall feel slightly odd. That contrast stayed with me.
As more outlets open, the complex will probably feel livelier, but the easy photographs and peaceful seating may become harder to find. If you prefer quieter public spaces, an early evening on a weekday could be a better choice than a packed weekend night. That is a planning suggestion, not a claim about fixed crowd patterns.
How I would plan a second visit
Next time, I would check two things before leaving home: the weather and the restaurant I want to try. Pleasant weather would solve the biggest comfort issue we faced, while confirming the restaurant would prevent us from walking around only to discover another closed unit.
I would still arrive after sunset. The entrance fountain, blue ceiling lights and centre tree are clearly designed for the evening. Daylight may make it easier to inspect shops, but it would miss the strongest visual reason to visit.
I would also give Aryan a proper break before exploring the upper floors. On this visit, excitement carried him through the first part, then the warmth and walking caught up with him. Families know how quickly that switch happens. A short café stop early in the outing may work better than waiting until everyone is tired.
Who should visit now, and who may want to wait?
Visit now if you enjoy seeing a new Gurgaon space take shape, want a fresh background for family photos, or need an open place for an unhurried walk. It also suits nearby residents who can visit without building the entire evening around one shop.
You may prefer to wait if your main goal is a large shopping trip, a restaurant crawl or hours of cool indoor entertainment. Our visit did not provide that experience. The building had the facilities and visual appeal, but the active store mix had not caught up with the architecture.
That balance is why my recommendation remains positive but qualified. The place gave our family a pleasant outing and a good café break. It also left us thinking about how much better it could feel once more shutters are open and the unfinished work is gone.

My final take
Go to M3M Route 65 for the lights, the open architecture and an easy family walk. Do not go with a long shopping list just yet unless you have checked which stores are running. I enjoyed the relaxed space and our Chaayos break, but the unfinished sections and heat were real drawbacks.
